Reviving Carline Center: A Historic Property Reimagined
Carline Center stands as a shining example of adaptive reuse in Phoenix’s historic F.Q. Story Neighborhood. Originally built in the 1920s as two separate homes and awkwardly merged in the 1960s, the property sat underutilized until we began the process of restoring its potential in 2015. Our initial renovation brought the structure back to life, transforming it into three flexible office suites while preserving the historic materials and character that made it special.
In 2021, the space received an additional upgrade through the talented team at Multistudio, who reimagined it for a new generation of tenants. Improvements have continued since then with the addition of Cox Fiber internet, enhanced lighting, refreshed paint, and updated flooring, demonstrating how adaptive reuse can evolve with its occupants over time.
The name “Carline Center” pays tribute to the streetcar lines that once connected downtown Phoenix with its surrounding neighborhoods. Just blocks away, Grand Avenue, once one of those early streetcar corridors, has now been officially listed on the National Register of Historic Places as Phoenix’s second Commercial Historic District. This well-earned designation is the result of years of advocacy by dedicated community members and preservationists. Today, Grand Avenue is a destination in its own right-offering eclectic galleries, performance spaces, record shops, taiko drumming, and some of the best independent dining and coffee in town. Whether on First or Third Friday, or any day of the week, it’s worth exploring.
Carline Center’s location—adjacent to downtown and just minutes from Grand Avenue and major highways—offers a rare combination of charm, privacy, parking, and access. With the current tenant relocating, the property is once again available for lease. The space can be divided into two private suites or leased in its entirety, offering flexibility to suit a variety of professional or creative uses.

Before we finished our renovation of Carline Center back in 2015 we opened up the space to host an art exhibit in collaboration with Artelshow and {9} The Gallery. Check out the 360 VR Photography taken from our show Transforming Space.
